Project Description: Site Plan, Civil Engineering, and Safe Neighborhood Improvement Project

HSQ Group prepared the site plan, civil engineering safe neighborhood improvement plans and processed for approval thru the City of Lauderhill. This included gated entrances, guard house, fencing, sidewalks, lighting, parking lots and turn lanes. The project was coordinated with City staff and the Windermere District to improve security in the community while maintaining pedestrian and vehicular access, improving parking conditions and enhancing the overall District appearance. HSQ Group was involved in the bidding and construction inspections of the site development.

Project Description: Planning Project

HSQ Group prepared the site plan, civil engineering the green park located in the City of Lauderhill. This park was designed with grant moneys that required green practices which included recycled materials, solar lighting and drought tolerant landscaping. HSQ Group was involved in the bidding and construction inspections of the site development.

Project Description:   20 Acre Mixed-Use Development

Master site planning, due diligence and engineering services were provided for a 20 acre mixed-use development located on Wiles Road.  The project consisted of 270 residential garden apartment units, a restaurant outparcel and a 116,000 square feet self storage facility.  The property required a land use change and the assignment of flexibility/reserve units by the City of Coconut Creek in order to obtain the requested density.  The project also needed to be rezoned under the Planned Unit Development (P.U.D.) guidelines.  HSQ Group was responsible for preparing site specific P.U.D. guidelines for the master development.

Project Description:   163 Acres of Residential Communities – 728 Units

HSQ Group, Inc. was the lead planner and civil engineer for the project.  Responsibilities included; processing the land use plan amendments, rezoning, site planning and civil engineering.  Civil design included two (2) sewage lift stations, seven (7) turn  lanes within county roadways and  two (2) signal modifications.  The drainage calculations for these developments consisted of studying and incorporating all the adjacent neighborhoods and roadways.
